This calendar drives proactive work orders throughout the year, ensuring nothing falls through the cracks and your reserve fund is protected from preventable emergencies.

Preventive maintenance logs are maintained for every system and every service event, giving you a complete documented history of your building's care. This documentation is invaluable for reserve fund studies, insurance claims, and LTB proceedings related to building condition disputes.

Repair Dispatch: Fast, Accountable, Documented

When a repair is needed, our dispatch process is straightforward and fast. Maintenance requests are received, logged, and prioritized based on urgency. Emergency repairs are dispatched immediately through our emergency response protocols. Routine and planned repairs are scheduled efficiently to minimize resident disruption while maximizing team productivity across the portfolio.

Every repair generates a work order, a completion record, and supporting documentation. You always know what work was done, who did it, when it was completed, and what it cost. We provide this information in your monthly owner statement and through your online portal on demand.

Our five subsidiary companies cover the full maintenance spectrum: exterior cleaning and building care through D&D Home Services; commercial property maintenance through D&D Commercial Services; roofing, siding, and envelope work through D&D Exterior Finishing; interior renovations and common area upgrades through D&D Interior Services; and seasonal snow and ice management through D&D Snow Services. For specialized trades outside our network (plumbing, electrical, elevators), we work with a vetted vendor panel subject to our insurance and quality standards.

We work with each property owner or board to establish pre-approved spending thresholds. Repairs below the threshold are dispatched and completed without requiring individual approval. Work above the threshold triggers a notification and approval request before we proceed.
