Ontario's Standard Lease Agreement is the required form for most residential tenancies, but the details matter enormously. Additional terms, condominium-specific addenda, occupancy schedules, parking and locker allocations, and utility responsibility clauses all need to be drafted clearly and correctly. Term Tracking and Renewal Management
In Ontario, a fixed-term lease automatically converts to a month-to-month tenancy at the end of the term unless properly renewed or terminated. Ontario's Standard Lease is required for most new residential tenancies including apartments, houses, and condo units. How far in advance do you initiate lease renewal discussions with tenants?
We initiate renewal discussions approximately 90 days before lease expiry for fixed-term tenancies. This provides sufficient time for negotiation, for the tenant to make an informed decision, and for vacancy preparation to begin if needed—all while meeting Ontario's required notice periods for rent increases and lease termination.
Can you manage leases for condominium units within a corporation we manage?
Yes. For condo units within a corporation under D&D management, we handle both the investor's lease documentation and ensure that the tenant's acknowledgment of condo rules is properly documented. This integrated approach avoids the conflicts that arise when a landlord's lease obligations conflict with condominium declaration requirements.
What happens to an existing lease if a property changes ownership?
Under Ontario's RTA, an existing lease survives a change of ownership. The new owner steps into the previous landlord's obligations. We handle the transition documentation for property acquisitions, ensuring the new owner has complete lease files, current rent records, and any outstanding notices or LTB proceedings properly transferred.
Do you handle commercial lease management in addition to residential?
